			Residential property with 3 bedrooms or more marketed after 10th September 2007 requires a Home Information Pack (HIP). This will be extended to 1 and 2 bed properties from the 14th December 2007. Russell-Cooke offer a HIP production service in conjunction with its legal conveyancing services. What is in a HIP? Every HIP must contain the following: An Energy Performance Certificate; A sale statement providing basic information about the site e.g. whether the property is freehold, leasehold or commonhold; Local Searches Evidence of title Leasehold information HIPs can also contain optional information such as a Home Condition Report and home use/contents forms.
