Our conveyancing department offers a high-quality conveyancing service designed primarily for clients buying higher-value properties.

Transactions are handled by a very experienced team of solicitors and legal executives, backed up by the resources of the wider firm. We put great emphasis on strong customer service, focusing particularly on speed of transaction and quality of information.

The merger with Richard Peat & Co. in March 2007 further enhanced the depth of expertise in domestic conveyancing. The size of the department means we can offer expert advice in transactions which are not completely straightforward - for example, buy-to-let.

We make full use of online searches to speed up the conveyancing process.

 
Home Information Packs

Residential property with 3 bedrooms or more marketed after 10th September 2007 requires a Home Information Pack (HIP). This will be extended to 1 and 2 bed properties from the 14th December 2007. Russell-Cooke offer a HIP production service in conjunction with its legal conveyancing services.

What is in a HIP?
Every HIP must contain the following:
  • An Energy Performance Certificate;
  • A sale statement providing basic information about the site e.g. whether the property is freehold, leasehold or commonhold;
  • Local Searches
  • Evidence of title
  • Leasehold information
HIPs can also contain optional information such as a Home Condition Report and home use/contents forms.
